The treatment that actually helps is vapor-permeable: it sheds rain from the outside while still letting moisture already inside the masonry evaporate out. What ruins a chimney is the other kind — a film-forming sealer, the glossy product sold for driveways and patios. Trap water behind that film and the first freeze lifts the brick face off in sheets. We spray a breathable siloxane repellent in the flood-coat, wet-on-wet application the material calls for, and only after the mortar joints are sound, because sealing over an open joint just locks water in. Cost follows the square footage of the stack.
